Placestore is a free community platform. We built it to help people find and share properties directly — no brokers, no fees, no hidden agenda. This policy explains how we handle the information you share with us, and what you can expect from the Platform.
A free community board — not a broker or agency
Placestore is operated by an individual as a free, non-commercial facilitator, registered as an MSME (Udyam) in India. It is not a real estate agency, broker, or incorporated company. All transactions are strictly between users. Please verify everything independently before taking any action.
Minimal collection
We collect only what is needed for the Platform to function.
No selling data
We do not sell personal information to third parties or advertisers.
Secure storage
Data is encrypted in transit (TLS) and at rest.
Consent-first
Marketing emails require your explicit opt-in.
1. About This Platform
Placestore is a free, community-driven listing board that helps people in India connect directly for property needs — without brokers, without fees, and without commercial intent on our part.
The Platform is operated by an individual and is registered as a micro/small enterprise under India's MSME (Udyam) scheme. It is not a private or public limited company and is not a licensed real estate agent or broker. It functions purely as a neutral digital notice board where users post and discover property listings.
Because Placestore is a free intermediary platform — and not a party to any transaction, agreement, or arrangement between users — it qualifies for the safe-harbour protections available to intermediaries under Section 79 of the Information Technology Act, 2000 (as amended). The Operator neither initiates, selects, nor modifies the information transmitted or stored by users.
By using the Platform you acknowledge that Placestore is a facilitator only, and that any arrangement, deal, payment, or agreement you enter into is solely between you and the other party.
2. No Warranties & Limitation of Liability
The Platform is provided entirely 'as is' and 'as available', without any warranty of any kind — express, implied, statutory, or otherwise. This includes, without limitation, any implied warranty of merchantability, fitness for a particular purpose, accuracy, completeness, or non-infringement.
Placestore does not verify, inspect, authenticate, or otherwise endorse any listing, property, user identity, or contact information published on the Platform. Users are solely responsible for independently verifying all details before taking any action.
To the fullest extent permitted by applicable law, the Operator shall not be liable for any direct, indirect, incidental, special, consequential, or punitive damages — including but not limited to financial loss, property damage, personal injury, fraud by third parties, or loss of data — arising from your use of or inability to use the Platform, even if advised of the possibility of such damages.
The Operator's total liability to any user, under any theory of law, shall not exceed the amount (if any) that user has actually paid to the Operator — which, because the Platform is offered free of charge, is zero rupees (₹0) for all current users. The Operator accepts no responsibility whatsoever for any loss of money, property, deposit, data, or opportunity, or for any fraud, misrepresentation, or default by another user or third party.
3. Information We Collect
Account information: When you register, we collect your name, email address, and phone number — the minimum required to create an account and enable the direct-contact feature.
Listing content: Photos, property descriptions, price, and the location you pin on the map. By default your pinned location is shown to buyers; if you switch on 'Hide exact location', the public map shows only an approximate area (roughly 75 metres) and your precise location is stored securely and shared only through the explicit contact flow.
Usage data: Pages visited, search queries, map interactions, and session duration — collected in aggregate to understand how the Platform is used.
Device & technical data: Browser type, operating system, IP address, and error logs — used solely to diagnose technical issues and detect abuse.
4. How We Use Your Information
To operate the Platform: create and manage accounts, display listings, and facilitate direct connections between users.
To protect users: optional location fuzzing on public maps (roughly 75 m) for owners who switch on 'Hide exact location', phone numbers masked until an explicit reveal, and basic fraud detection.
To maintain and improve the Platform: aggregate, anonymised analytics; infrastructure monitoring; and bug fixes.
To communicate with you: transactional messages (listing confirmations, expiry reminders) and — only if you opted in — product updates.
Legal compliance: where required by applicable Indian law, court order, or lawful government request.
5. Location Data & the Privacy Stack
By default, a listing appears on public maps at the exact point the owner pinned. Owners who prefer more privacy can switch on 'Hide exact location': the public map then shows only an approximate area (roughly 75 metres, using a hash-deterministic offset), and the exact coordinates are never sent to the browser until the owner's contact is revealed.
Your full address is shared with another user only when they explicitly click 'Show contact' — an action that creates a timestamped audit record you can review in your dashboard.
Buyers posting wanted requests share only a preferred neighbourhood, never a street-level address.
We do not share raw GPS coordinates or real-time device location with any third party.
7. User Responsibilities & Due Diligence
You are solely responsible for verifying the identity, credentials, and intentions of any person you contact through the Platform before sharing personal information, visiting a property, or entering into any agreement.
You are solely responsible for the accuracy and legality of any content you post. You must not post false, misleading, or fraudulent listings.
Placestore strongly recommends consulting a qualified legal professional before completing any property transaction. The Platform does not provide legal, financial, or investment advice of any kind.
By using the Platform you agree to indemnify and hold harmless the Operator from any claim, liability, loss, or expense (including legal fees) arising from your use of the Platform or breach of these terms.
9. Data Retention
Account data is retained while your account is active. Upon deletion, personal data is removed within 30 days, except where legal retention is required.
Property listings are active for 120 days (180 days for builder projects) and can be renewed. After expiry they are hidden from public view immediately and permanently deleted shortly afterwards, typically within a day.
Contact-reveal records are retained for up to 12 months to support basic dispute resolution, then permanently deleted.
Anonymised aggregate analytics are retained indefinitely.
10. Your Rights
Under the Information Technology Act, 2000 and the Digital Personal Data Protection Act, 2023 (DPDPA), you may request access to, correction of, or deletion of your personal data by emailing support@placestore.in from your registered address.
We will make reasonable efforts to respond within 15 working days. Some requests may be subject to legal retention obligations or technical limitations.
If you believe your data rights have been violated, you may also approach the appropriate authority under applicable Indian law.
11. Children's Privacy
The Platform is intended for users aged 18 and above. We do not knowingly collect data from minors. If a minor has created an account, please notify us and we will delete it promptly.
12. Changes to This Policy
We reserve the absolute right to revise, update, or replace this Privacy Policy — in whole or in part — at any time and for any reason, at our sole discretion. Changes take effect the moment the updated policy is published on this page. The 'Last updated' date at the top of this page always reflects the current version.
We may, but are under no obligation to, notify users of changes. Your continued use of the Platform after any change constitutes your full acceptance of the revised policy. If you do not agree with any version of this policy, your sole remedy is to stop using the Platform and delete your account.
We also reserve the right to modify, suspend, restrict, or permanently discontinue any feature or the Platform itself at any time, with or without notice, and without liability.

Grievance Officer: Under the Digital Personal Data Protection Act, 2023 and the Information Technology (Intermediary Guidelines) Rules, 2021, you may contact the Grievance Officer, Placestore, at support@placestore.in for any complaint about your personal data or about content on the Platform. We aim to acknowledge every complaint within 24 hours and to resolve it within 15 days.
We are based in Thrissur, Kerala, India. We aim to respond within 15 working days, though response times are not guaranteed.
This policy can change at any time
The Operator may revise this Privacy Policy whenever needed — including without prior notice. The version published on this page is always the one in effect. Continuing to use Placestore after any update means you accept the updated policy.
