Terms of Use

By accessing or using Placestore ("Platform"), you agree to be fully bound by these Terms of Use. If you do not agree with any part of these Terms, your sole remedy is to stop using the Platform immediately.

The Platform is operated under the name Placestore Solutions ("Operator", "we", "us", "our"). Placestore Solutions is a free, community-driven platform operated by an individual and registered as a micro/small enterprise under India's MSME (Udyam) scheme. It is not a private or public limited company and is not a licensed real estate agent, broker, or developer.

The Operator reserves the absolute right to amend, revise, replace, or withdraw these Terms — in whole or in part — at any time and at sole discretion, without prior notice to users. Changes take effect immediately upon being posted on this page. The 'Last updated' date above reflects the current version. Your continued use of the Platform after any change constitutes full acceptance of the revised Terms.

The Operator also reserves the right to modify, restrict, suspend, or permanently discontinue any feature or the Platform itself at any time, with or without notice, and without liability of any kind.

Placestore is a free digital notice board that connects property owners, landlords, buyers, and tenants directly — without brokers or agents. It functions as a neutral intermediary under Section 79 of the Information Technology Act, 2000 (as amended), and does not initiate, select, or modify any user-generated content.

The Operator does not own, buy, sell, rent, manage, inspect, or endorse any property listed on the Platform. All listings are created entirely by independent users. The Platform is not a real estate agent, broker, developer, or property manager.

The Operator does not verify the title, ownership, legal status, physical condition, authenticity, or any other aspect of any property listed. All information on the Platform is user-generated and unverified. Users bear full responsibility for independently verifying all details before taking any action.

Any agreement, transaction, or arrangement resulting from use of the Platform is solely between the users involved. The Operator is not a party to any such transaction and bears no responsibility for its outcome.

The Platform is currently free of charge for all users — owners, buyers, landlords, and tenants alike. There is no listing fee, no search fee, no brokerage, and no commission of any kind. The Operator may, in the future, introduce optional paid features for builders or developers only; any such change will be clearly notified in advance, will apply only on a going-forward basis, and will never retroactively charge any user for prior use of the free service.

The Platform is provided entirely on an 'as is' and 'as available' basis, without any warranty of any kind — express, implied, statutory, or otherwise. This includes, without limitation, any implied warranty of accuracy, completeness, fitness for a particular purpose, merchantability, title, or non-infringement.

To the fullest extent permitted by applicable law, the Operator shall not be liable for any loss or damage of any kind — direct, indirect, incidental, special, consequential, exemplary, or punitive — arising out of or related to your use of or inability to use the Platform, including but not limited to financial loss, loss of property, fraud by third parties, data loss, personal injury, or any other harm.

The Operator's total aggregate liability to any user for any and all claims under these Terms or arising from use of the Platform shall not exceed the total amount (if any) that user has actually paid to the Operator in the twelve (12) months preceding the claim. Because the Platform is provided entirely free of charge, this amount is zero rupees (₹0) for all current users. Without limiting the above, the Operator accepts no responsibility whatsoever for any loss of money, property, deposit, advance, opportunity, data, or reputation, or for any fraud, misrepresentation, or default by any other user or third party.

The Platform is provided as a convenience. The Operator makes no guarantee of uptime, availability, accuracy of listings, or fitness of the Platform for any purpose.

To list a property or post a request, you must create an account with accurate and complete information. You are responsible for keeping your account details current.

You are solely responsible for all activity that occurs under your account. You must be at least 18 years of age to register.

The Operator reserves the right to suspend or permanently terminate any account at any time, for any reason, with or without notice, and without liability.

By creating a listing, you represent that you are the owner or have the owner's explicit authorization to list the property, and that all information provided is accurate, lawful, and not misleading.

Listings are active for 120 days from publication (180 days for builder projects), can be renewed, and are automatically removed after expiry. The Operator may remove, hide, or refuse any listing at any time, at sole discretion, without notice or liability.

You must not list properties that are under legal dispute, subject to court attachment, or where title is unclear. Doing so may expose you to civil or criminal liability under applicable Indian law. The Operator accepts no responsibility for such listings.

You are solely responsible for all content you post, all interactions you have with other users, and all transactions or agreements you enter into through the Platform. You must independently verify the identity, credentials, and intentions of any person you contact before sharing personal information, visiting a property, or completing any transaction.

You agree to use the Platform only for lawful purposes and in accordance with these Terms. You must not post false, misleading, or fraudulent listings; impersonate any person; scrape or harvest Platform data; or use the Platform for spam, harassment, or any unlawful purpose.

You agree to fully indemnify, defend, and hold harmless the Operator from and against any and all claims, demands, damages, losses, costs, and expenses (including legal fees) arising out of or related to your use of the Platform, your content, your conduct, or your breach of these Terms.

The Operator strongly recommends obtaining independent legal and financial advice before completing any property transaction. The Platform does not provide legal, financial, investment, or tax advice of any kind.

Your use of the Platform is also governed by the Privacy Policy, which is incorporated into these Terms by reference. By using the Platform, you consent to the collection and use of your information as described in the Privacy Policy.

By default, a property's pinned location is shown on public maps. Owners may optionally switch on 'Hide exact location' to display only an approximate area (roughly 75 metres) instead. In all cases, the exact street address and the owner's contact phone number are shared only when a user explicitly initiates the contact flow.

The Platform name, logo, design, and software are the property of the Operator. You retain ownership of content you submit (photos, descriptions). By submitting content, you grant the Operator a non-exclusive, royalty-free licence to display and use that content solely to operate and promote the Platform.

You represent that you own or have the right to submit all content you post, and that doing so does not infringe any third-party rights.

These Terms are governed by the laws of India. Any dispute arising from these Terms or your use of the Platform shall first be subject to good-faith resolution. If unresolved, disputes shall be submitted to binding arbitration under the Arbitration and Conciliation Act, 1996, with the seat of arbitration in Thrissur, Kerala, India.

By using the Platform, you waive any right to participate in a class-action lawsuit or class-wide arbitration against the Operator.

Grievance Officer: In accordance with the Information Technology (Intermediary Guidelines and Digital Media Ethics Code) Rules, 2021, any complaint about content on, or your use of, the Platform may be sent to the Grievance Officer, Placestore, at support@placestore.in. We aim to acknowledge every complaint within 24 hours and to resolve it within 15 days.
